Aluminium windows and doors for North Goa villas and beach-belt homes
From Candolim and Calangute to Assagao, Siolim and Panaji, AluK Home systems for salt, monsoon and villas that stand empty. Showroom in Belagavi; North Goa projects arranged per project.
North Goa district covers 1,736 km2 and includes the talukas of Tiswadi, Bardez, Pernem, Bicholim and Sattari. It is the most populated district in Goa, with 818,008 people in 2011. The district’s beaches include Anjuna, Candolim, Calangute, Mandrem, Morjim and Arambol, and Fort Aguada and the ferry islands of Chorao and Divar lie within it.
Bardez, the busiest taluka for new homes, has the sea to the west, the Chapora river to the north, the Mandovi to the south and the Mapusa river to the east. Beach, estuary and creek exposure sit close together. Panaji’s station records about 2,813 mm of rain a year, with June and July the wettest months, so windows and doors here get a hard season. The area also holds both Portuguese-era houses and villa developments marketed as Indo-Portuguese or modern Mediterranean, with private pools.
How a North Goa project runs from Belagavi
We are an AluK Home partner with a showroom in Tilakwadi, Belagavi. North Goa projects are arranged per project: we advise on system and specification, arrange site measurement, coordinate fabrication by certified AluK Home partners, and coordinate installation and aftercare. Coverage is confirmed before you commit.
Visiting the showroom is optional. Many North Goa owners and architects prefer to send drawings or photographs first, then come to Belagavi to handle the sliding, folding and casement samples. We have no North Goa project list to show.
Salt settles on frames, rollers and handles close to the sea. Specify finish and hardware in writing and rinse with plain water. Coastal property near the high tide line may sit inside a No Development Zone, so confirm with GCZMA before ordering. We will not tell you where the line falls.
Hill and village: Assagao, Parra, Saligao
Village houses and villas sit among hills and paddy fields. Humidity and mould matter more than salt. Openable sections, trickle vents and cross-ventilation do more good than extra glazing.
River edge: Siolim, Chapora, Mapusa river
Siolim sits on the Chapora, about 7 km from Mapusa. Creek air is damp and often salty, and tracks collect silt and leaf litter. Plan a seasonal clean.
Villas that stand empty
North Goa has a high share of second homes. Local news has reported break-ins at gated villas through broken windows and a back door. We treat these as individual incidents, not a trend. They are still a reason to specify multi-point locks and laminated glass.
WHICH SYSTEM FOR WHICH ROOM
Choosing by room in a North Goa home
Match the opening to the system, then check the pages for the product.
Choose casement windows with a salt-resistant finish and stainless hardware, and sliding or lift and slide doors with a drained track. Ask for finish class and certificate in writing.
Use multi-point locking, laminated glass on easy-to-reach openings and a caretaker routine. Tell local police about long absences, as Goa police have asked residents to do.
