Aluminium windows and doors for hotels, resorts, homestays and restaurants

Guest rooms, terraces, lobbies and dining areas ask different things of a door. Specification by room, noise and safety questions, service access, and how to run a mock-up before a full order.

THE BRIEF

A hospitality opening is used by hundreds of people who do not own it

A homeowner learns how a sliding door works in a week. A hotel guest does it at midnight, after a long trip, with luggage in one hand. Hospitality windows and doors are opened more often, by more people, with less care, and they are expected to look right in photographs, keep rooms quiet and be repaired without taking a room out of service for weeks.
AluK describes its Infineo sliding system as suited to new construction, residential and commercial, especially high-end villas, penthouses and hotels, and lists a wheelchair-friendly bottom track with a flush threshold. That makes a good starting point. The actual series for each opening in your property still depends on size, exposure and use.

What goes where in a hotel or resort

Guest room balconies usually take a sliding door with a low or flush threshold. AluK lists a flush threshold option on Infineo and a low threshold on SC140TT, and the SC95 and S115NI ranges for standard and heavier sashes. Dining terraces and lobbies that open to a garden suit folding doors, and AluK Home lists BSF70 for patios, gardens, balconies and entertainment areas, with 45V described for commercial, public and domestic use.
Bathroom, corridor and back-of-house openings are better served by casement windows and fixed panes, with hardware that is simple to service. AluK’s BSF70 and Infineo pages give the numbers, and the folding versus sliding guide sets out when each fits.

Systems that suit this project

Cut sections of AluK systems that suit this kind of project. The right one depends on opening size, glass and exposure.
AluK 45DS casement system cross section

45DS casement

A 45 mm non-insulated casement system AluK positions for tropical and hot climates, with squared or rounded glass beads.
AluK BSF70NI folding door cross section

BSF70NI folding door

A non-insulated folding door in many configurations, open-in or open-out. Sashes up to 3000 mm high and 1200 mm wide, up to 130 kg each.
AluK SC140TT thermally broken sliding and lift and slide cross section

SC140TT thermally broken sliding and lift and slide

A 140 mm thermally broken system for sliding and lift and slide doors. Glass 10 to 40 mm, up to 300 kg per sash and 400 kg with a trolley.
AluK SL60 curtain wall cross section

SL60 curtain wall

A 60 mm mullion and transom curtain wall for vertical walls, sloping facades and roofs, with an insulated option.

Four things hospitality buyers should settle

Noise between rooms and from outside

Guests judge a hotel by a night’s sleep. Laminated acoustic glass with double glazing is generally recommended by AluK, with frame, seals and installation also deciding the result. AluK publishes 46 dB for one casement series with a stated glass, so ask for test data for your exact build-up.

Safety and egress

Guest rooms have rules for escape routes, safety glass and fall protection. These are set by the local authority and your fire consultant, and we do not state compliance. We provide the system data for them to assess.

Hardware life and service

Door hardware sees thousands of operations. Infineo rollers are tested to 25,000 cycles, a figure AluK equates to about 15 years of regular use in a home. Hospitality use is harder, so ask what service interval and which spare parts to hold.

Salt, humidity and cleaning

Resorts near the coast face salt on every opening. Specify the finish class and a rinsing routine, and see coastal homes and finish options.

HOW TO DECIDE

Choosing by room type and by guest experience

Start with the guest-facing aim of each space and work back. A terrace restaurant that wants to open to the sea air in the dry months is a folding-door brief with a plan for rain. A spa that needs quiet and privacy is a fixed and laminated glass brief with limited opening. A villa-style room with a plunge pool is a large sliding door brief. For doors wider than three metres, our large openings page covers the structural questions.
The same system rarely suits every space, but a single finish should. Keep colour, handle style and sightline consistent across a property, even when series differ, because guests see the whole elevation and not the datasheet.

Three checks before a full-property order

Build a mock-up room

Ask for one guest room fitted first, with finished glass and hardware, and test noise, light, operation and drainage in a rain event before you order the rest.

Ask for a spares and service plan

Who services hardware, how a repair is booked, how long a room is out of use, and which spares are held on site.

Get specifications in writing

The series, glass build-up, finish class, hardware and the documents for your fire and building consultant. Keep the quotation and datasheets in the project file.

Hospitality project sequence

Brief and room schedule

Send the room schedule, opening sizes, drawings and the style of the property.

Showroom visit

See the sliding, folding and casement systems operating, and agree the likely series per space.

Site measurement and specification

We measure, discuss glass, finish and service arrangements with the owner and architect.

Mock-up and approval

One room or a sample unit is fitted and signed off before the order.

Phased fabrication and fitting

Installation by certified AluK Home partners, phased to suit operation. Outside Belagavi arranged per project.

FAQ

Hospitality questions

What hotel, resort and restaurant owners ask first.
AluK lists Infineo for new construction including hotels, BSF70 folding for patios and entertainment areas, and the SC95 and SC140 ranges for standard and heavy sliding. The series for each room is confirmed by size and use.
Yes, with attention to threshold drainage, wind and salt. Specify the finish class, check the tested water tightness for the system, and plan how staff will close it in storms.
AluK lists a wheelchair-friendly bottom track and flush threshold for Infineo, and low threshold options on other systems. Confirm the threshold detail and the drainage for each entrance.
It depends on glass, seals and installation. We do not quote a dB value without test data for the glass and frame you choose. Use a mock-up room to judge it.
Phasing is possible, and installation is planned by room or wing. The schedule depends on openings, access and rules of the property. We give it in writing after measurement.
Projects in Goa and elsewhere in Karnataka are arranged per project, so confirm coverage first. See Goa and Karnataka.
