Assagao is a village in Bardez, about 4 km west of Mapusa, surrounded by hills, with Anjuna and Vagator beaches to the west. Its population was 4,367 in the 2011 census, and it has a reputation for artists, flowers and, more recently, high-end villas. New houses are Indo-Portuguese or modern Mediterranean in style, with private pools and rooms that open to a garden.
That sets the brief for windows and doors: large openings to the garden, slim frames that suit older proportions, and security for houses that are empty for weeks. Assagao has no weather station of its own, so we use Panaji, the nearest, which records about 2,800 mm of rain a year and July humidity near 87 per cent.

The standard villa plan has a pool, a deck and a wall of glass. That means big panels, a threshold that sits level with the deck and a drain that handles heavy rain. Settle floor levels, the structure under the door and the falls before choosing a system.
Houses that sit empty
Holiday lets and second homes are shut for long stretches. Specify multi-point locks, lockable handles and secure back and side doors. A back door was the entry point in a reported burglary at a gated Assagao villa, so treat every opening alike.
Proportion on older and Portuguese-style houses
Slim frames, a vertical grid and a colour that sits with the walls suit older proportions better than heavy sections. Heritage-style houses may need approval for new openings, so check with the relevant authority before ordering.
Humidity and a closed house
Panaji’s July humidity peaks near 87 per cent and the monsoon runs June to September. Ask for drainage detail, clear weep holes and openable sections or ventilation so a shut house can still breathe.

Matching a system to the room
A villa rarely needs one system. A living room that faces the pool may take lift and slide doors for the heavy pane, while sliding doors serve bedrooms and utility doors. A courtyard that should open completely suits folding doors, and the rest of the house usually takes casement windows that open for ventilation. As a starting point:
Pool-facing living room: lift and slide, or Infineo sliding with a flush threshold.
Courtyard, bar or dining wall: folding doors, stacked inward or outward.
Bedrooms and decks: standard sliders such as the SC series.
Bathrooms, kitchens and stairs: casement or tilt-turn windows with mesh.
Road-facing or neighbour-facing rooms: laminated glass in double glazing.

Specify multi-point locking, lockable handles, drop bolts on folding sets and the same standard on back and side doors. Ask your supplier to explain each lock. Tell neighbours or the local police station about extended absences, as Goa police have asked.
