A lift and slide changes the mechanics. Turning the handle raises the sash a few millimetres off its seals onto rollers; turning it back lowers it onto the seals. What AluK SC140 offers, with published limits
The AluK lift and slide range is SC140, in a thermally broken version (TT) and a non-insulated one (NI). AluK Home lists a 52 mm interlock, opening heights over 3 m and panels up to 400 kg. The SC140TT datasheet gives 300 kg per sash, or 400 kg with an additional trolley, a standard sash of 2500 x 3500 mm, and glass of 10 to 40 mm, double or triple.
Configurations run to two, three, four or six sashes on two or three tracks, with fixed and sliding combinations, a low-threshold option and optional motorisation. Rollers are die-cast metal with reinforced polyamide wheels on ball bearings, and brushes with central water stripping seal the sash. The bottom rail is anodised.

Four things that matter for lift and slide doors in Assagao
A threshold that meets the deck
Most villas want the deck to sit level with the floor. A low threshold looks right and is easier to use, but it needs a deck that falls away from the door and a drain that can take heavy rain. Decide the finished floor levels first.
The floor must carry the track
A pane of several hundred kilograms rests on a bottom rail and a slab or beam below. The structure under the door should be checked, especially on first-floor decks, before the door is ordered rather than after it arrives.
Hill air still needs a clean track
Assagao sits among hills, and Panaji, the nearest station, sees humidity reach about 87 per cent in July. Keep the track clean, rinse sand off after pool parties, and ask for stainless fixings on exposed hardware.

Lift and slide handles are a hand-height rotating lever. Ask for a handle that locks and for multi-point locking, and ask whether the lowered sash is bolted at the head as well as the foot before you leave for the season.

What to check before ordering lift and slide doors
Who handles the glass?
A pane of this size needs equipment and trained fitters. Ask how the glass is moved on site, who is responsible for breakage during fitting and what the plan is for a cracked pane.
Is the system certified for the size you want?
Ask for the datasheet limit for your exact sash, glass and track count, and for confirmation that your dimensions fall inside it. A size drawn on a plan is not a size tested on a bench.
How is the water managed?

The sash lowers onto its seals when closed and lifts off them when moving, so seals are not under constant load. Performance depends on drains, a level threshold and a deck that falls away from the door. Ask for the drainage detail of the exact series.
AluK Home states panels up to 400 kg. The SC140TT datasheet lists 300 kg per sash, and 400 kg with an additional trolley. Infineo sliding goes to 450 kg per sash, but it is not a lift and slide. We confirm limits against your drawing.

The SC140TT datasheet lists motorisation as optional. Motorised doors need power, a control and a safety stop. Ask about the supplier of the motor and who services it after installation.
