Opening a villa to the terrace without leaving it open

Porvorim’s villas and larger homes often have a terrace, a small garden or a deck where the living area ends in a wall of glass. Folding doors turn that wall into an opening of up to six or seven metres on AluK Home’s figures, with the panels parked to one side.
The same wall is the weak point when the house is shut, or when a gated complex is quiet in the off-season. A folding door has many panels, many joints and a lot of locking hardware, so its security and its weather performance depend on detail. This page explains how aluminium folding doors are built, and what to check on a Porvorim project.

BSF70 panels, locks and glass

Panels are carried on stainless-steel rollers and hinged together, hung from a top track or running on a bottom track, and open inward or outward. AluK Home lists multi-point locking, drop bolts, flush pop-up handles and optional flyscreens, double or triple glazing, and grey, white and black with other colours on request.
The AluK India BSF70NI datasheet lists up to six opening sashes, each up to 1200 mm wide and 3000 mm high, 13.52 to 40 mm glass and up to 130 kg per sash, with a low threshold option and chamfered or square bead. Four Porvorim points for folding doors

The pool or deck edge

If the door opens to a pool deck, a bottom-track door sits in a wet zone. Choose a track that drains to the outside and a stainless finish, and keep the deck level slightly below the interior floor so splashes do not run in.

Locking when the house is empty

Ask for drop bolts at top and bottom of the leading panel, multi-point locks on the lock panel and a keyed handle. A folding door is held shut by its locks and by the rollers’ alignment; a bent panel can be forced, so check alignment each season.

Mandovi humidity and monsoon wind

Stack bay and furniture

A six-panel door parks a deep bay of glass at one end. Mark the bay on the plan, and keep sofas, planters and AC units out of the swing and the stack. Shift the bay to the wall with no switches.

HOW TO DECIDE

Folding, lift and slide, or sliding

Folding opens the most width but has the most hardware. If you are weighing folding against lift and slide for a Porvorim villa, compare the lift and slide page and the guide for architects. Tests:
  • You want the deck and living room to read as one space for gatherings: folding.
  • The opening is a bedroom, study or kitchen balcony: sliding.
  • The view matters more than being able to open the whole width: lift and slide with large fixed panels.
  • The house is empty for months: choose fewer panels and fewer joints, whatever the system.
  • The door will be used by many guests: choose a system with simple handles and clear instructions.

What to ask a folding door supplier

Ask for a drawing of every panel, the folding direction and the parked position. If a supplier cannot draw it, they have not designed it.

Insulated or non-insulated

BSF70NI is a non-insulated system. If heat gain on the terrace matters, ask whether a thermally broken version is available and what glass is paired with it. Do not accept a U-value that is not on a datasheet.

Threshold and drainage detail

Ask how water leaves the track and how the threshold meets your floor. A low threshold looks neat and needs a good drain; a raised one is clumsier and drier. Choose with your builder.

AluK Home says up to six or seven metres depending on configuration. The BSF70NI datasheet allows up to six opening sashes, each up to 1200 mm wide. The exact figure comes from the layout we draw after measurement.
AluK lists multi-point locking and drop bolts. Security depends on the whole door: lock type, glass, frame fixings and alignment. Ask for laminated glass if the door faces a boundary, and do not leave a house with the door on a single latch.
They can if the track does not drain or if panels face the weather without an overhang. Ask for a drained sill and outward opening where possible. Clean the track before June.
Societies and complexes often set facade and colour rules. Ask before ordering, and bring a colour sample and drawing. Whether a given complex allows large openings is its own decision.
If you are cutting the wall wider, a structural engineer must confirm it, and Goa panchayat licences follow TCP technical clearance. Confirm the current procedure with your architect or the authority.
